The problems we are usually asked to solve

A Spanish mortgage is not a UK mortgage with different paperwork. Banks assess declared income on Spanish tax returns, check the Bank of Spain credit register, apply conservative loan-to-value limits and value property on their own terms. Applicants with perfectly good finances are declined because their file does not speak the lender's language.

01

Your income does not look the way lenders expect

Spanish banks lean on declared, taxed income. Dividends, retained company profits and foreign income can be hard to evidence.

How we fix itWe structure the income evidence to match what lenders accept and fix gaps before you apply.

02

The credit file is a surprise

Lenders check the Bank of Spain credit register and can ask about UK commitments as well.

How we fix itWe review your credit position and prepare an explanation of any issues before the application.

03

The deposit and costs are bigger than expected

Loan-to-value limits and purchase taxes and costs mean you need more cash than the headline price suggests.

How we fix itWe build a full funding plan, covering deposit, taxes, fees and a buffer for a low valuation.

04

The bank's valuation comes in below the price

The lender lends on its own valuation, leaving a gap you must fund.

How we fix itWe plan for valuation risk and prepare the case before you make an offer.

Questions we are often asked

Can a UK national get a Spanish mortgage?

Yes. Lenders commonly offer lower maximum loan-to-value ratios to non-residents than residents, so the cash you need depends on your status. We help you plan this.

Do you arrange the mortgage?

We prepare your financial case and coordinate with your broker or bank. Regulated mortgage advice comes from an authorised broker or lender.

I am self-employed or a company director. Is that a problem?

It makes documentation more important, not impossible. We position your company and personal income so lenders can assess them clearly.
