The problems we are usually asked to solve

A Marbella villa or an apartment in Estepona can be a superb investment, or a quietly expensive one. The difference is rarely the property itself. It is who owns it, how it is financed, how the rent is taxed and what happens on sale or inheritance. We model all of it first.

01

The headline yield ignores the costs

Purchase taxes, community fees, local taxes, management and void periods change the true return.

How we fix itWe build a full net-return model including all costs, tax and financing.

02

Non-resident tax is higher than expected

UK-based owners of Spanish property face annual non-resident tax obligations, even if the property is not let.

How we fix itWe calculate your annual tax position and file requirements and plan around them.

03

You are unsure whether to buy personally or through a company

The choice affects tax, financing, inheritance and exit, and it is hard to change later.

How we fix itWe compare personal, UK company and Spanish company ownership for your circumstances.

04

Holiday rental rules are tightening

Licensing and regulation of tourist lets have become stricter, creating risk for income-driven purchases.

How we fix itWe build rental licensing and compliance into the appraisal and advise on realistic income assumptions.

Questions we are often asked

Is it better to own Spanish property through a company?

It depends on your residence, plans for the property and succession. A company adds cost and complexity, so it makes sense only where the benefits outweigh them.

Do I pay Spanish tax if I do not rent the property out?

Non-resident owners are generally subject to an annual tax based on the property's cadastral value even if it is not let. We confirm what applies to you.

Can you help with the purchase itself?

Property purchase requires a Spanish lawyer. We handle the financial appraisal, structuring and tax planning around it, and work with your lawyer.

Tell us what is on your mind. We will tell you honestly how we can help.
